Thomas, to rezone one vacant 43 + acre
tract of land with frontage on Cox Maddox Road (between 812/814 and 828 Cox Maddox Road)
and frontage on Wilmer Road (opposite 299 Wilmer Road), identified as Tax Parcel 9661-83-
4636-00 as depicted on Lee County Tax Map 9661.04, from Residential Agricultural (RA) to
Residential Restricted(RR); and
WHEREAS, said request has been presented to the Planning Board of Lee County; and
WHEREAS, the Lee County Board of Commissioners conducted a public hearing on November
18,2019 to receive citizen input on the requested zoning map amendment; and
WHEREAS, the Lee County Board of Commissioners approves the request to amend the
Official Zoning Map of Lee County;
NOW, THEREFORE, BE IT ORDAINED BY THE LEE COUNTY BOARD OF
COMMISSIONERS:
The Official Zoning Map is hereby amended to rezone one vacant 43 + acre tract of land with
frontage on Cox Maddox Road (between 812/814 and 828 Cox Maddox Road) and frontage on
Wilmer Road (opposite 299 Wilmer Road), identified as Tax Parcel 9661-83-4636-00 as
depicted on Lee County Tax Map 9661.04, from Residential Agricultural (RA) to Residential
Restricted(RR); A map of the subject properties is included as Exhibit A.
In making this decision, the Lee County Board of Commissioners hereby finds that this request
appears to be in keeping with the "Countryside" land uses described in the Plan SanLee long
range plan by allowing detached single-family dwellings, preserving a rural lifestyle with limited
residential density by requiring a minimum lot size of 30,000sf with access via a two-lane rural
highway with a dispersed development pattern. Also, this request appears to be reasonable and
in the public interest based upon the proximity of the site to other existing RR zoning (Carolina
Trace) and the location along a publicly-maintained roadway with existing public water.
