5. Maintain the athletic fields and surrounding areas and <br />facilities. "these include: <br />a) all fences, fence lines, and bleachers; <br />b) all irrigation systems and drainage systems; <br />C) all athletic field and surrounding turf and clay areas; <br />d) all ballfield lighting systems; <br />e) all buildings, including plumbing, electrical, <br />mechanical and structural repairs; <br />f) all surrounding areas, including concession stands, <br />parking areas and roads, grounds, picnic facilities, <br />and playgrounds. <br />6. Conduct routine inspections of the facility. <br />7. Pay for all the utility costs of the facilities. <br />8. Prepare and sell food and beverages from designated <br />concession areas for Club and County provided that Club <br />has obtained all necessary State and County permits for the <br />sale and serving of same. <br />9. Abide by any and all municipal and County ordinances, all <br />applicable State laws, and any and all policies of Lee <br />County and the Lee County Parks and Recreation <br />Department. <br />10. To not knowingly allow any person to conduct any activity <br />which is illegal. <br />11. Schedule use of the facility at all other times not specified <br />in this Lease. <br />5. Concessions. Nothing contained in this lease shall limit Club's exclusive <br />right to sell concessions on the leased property, or to select <br />concessionaires. <br />6_ Alcoholic Beverages. Neither Club nor County shall permit the storage, <br />consumption or sale of alcoholic beverages on the leased premises. <br />7. Indemnity. Club shall indemnify and hold County harmless from and <br />against any and all loss, cost (including attorney's fees), damages, expense <br />and liability (including statutory liability and liability under worker's <br />compensation laws) in connection with claims for damages as a result of <br />injury or death of any person or property damage to any property arising <br />
