3. UTILITIES. Rental amount shall include the cost of heat, air conditioning, <br />electricity, gas, water, and sewer. <br />4. TELEPHONE. Lee County shall pay all their phone cost including <br />installation, if any, maintenance and use of telephone service, which amount <br />shall not be included in rent. <br />5. INSURANCE. Lee County shall maintain insurance on all contents at all <br />times and shall name the City as co-insured on any policies of insurance. Lee <br />County shall provide to the City a certificate of insurance each year showing <br />coverage for the contents in the Federal Building. <br />6. ALTERATIONS. Lee County may alter the leased space to suit their needs at <br />their own costs. Any alteration to premises by Lee County shall become the <br />property of the City upon termination of this agreement. <br />7. MAINTENANCE. City shall provide custodial services, as well as interior <br />and exterior maintenance to the Federal Building. The Cost of this service <br />shall be included in the rent. <br />8. TERMINATION. In addition to the method of termination provided in <br />paragraph 1, either party may terminate this agreement upon six (6) months <br />written notice before the end of the term to the other party.
