STATE OF NORTH CAROLINA COUNTY OF LEE LEASE THIS AGREEMENT, made and entered into this 7 day of June2005, by and between the City of Sanford (hereinafter "City") and Lee County (hereinafter "County") WITNESSETH: WHEREAS the City has space at the Federal Building, 226 Carthage Street, Sanford, N.C.; and WHEREAS, the City has agreed to lease space in the Federal Building to Lee County for the Strategic Information Services division of the Sanford / Lee County Community Development department; and WHEREAS, a portion of said office space in the Federal Building will be occupied by the City employees; and WHEREAS, the parties hereto have reached an agreement concerning the lease of space and desire to set forth the agreement in a written document; NOW, THEREFORE, for and in consideration of the payment hereinafter mentioned and the mutual promises herein contained and mutual benefits to result therefrom, the City and Lee County agree as follows: I. TERM. This agreement shall be coterminous with that certain contract for Geographic Information Services between the City of Sanford and the County of Lee. The term of this agreement shall be for one (1) year, beginning July 1, 2005, and ending June 30, 2006, and shall be renewed automatically thereafter for additional one (1) year terns on the same terms and conditions stated herein. Any modifications to the rental amount or otherwise, as necessary, shall be submitted with supporting justification to the County before February 1, each fiscal year. If the parties fail to agree to any modifications by June 30 each fiscal year, then the contract shall terminate but the County shall continue to rent the space for a period of six (6) months. 2. RENTAL. City agrees to provide the mutually agreed upon space in the Federal Building located at 226 Carthage Street. Sanford, N.C to Lee County. Lee County agrees to pay rent in the amount of $15,510.00 ($8.00 per square foot), payable quarterly in advance for said space; in the amount of $1292.50 per month ($3,877.50 per quarter); with the initial payment due upon execution and thereafter payable on or before the 15`t' day of October, January. April and July.
