0 0 <br />BOOK 0 PILE 9 00 <br />Design Conditions: <br />• The mud motor sports complex shall be conducted on a 15.96+-acre portion of a 30-acre <br />tract. A survey plat for the 15.96+-acre parcel of land shall be recorded at the Lee <br />County Registry of Deeds Office. <br />• One driveway shall be constructed onto Lower River Road, SR 1500, a state maintain <br />road. The driveway entrance shall to be constructed in accordance with NCDOT <br />driveway provisions. <br />• The location of the mud pit area and other structures including a tower, bleachers, <br />concessions and future rest rooms shall be constructed as depicted on the approved site <br />plan. The closest corner of the mud pit area to a residential property line or use is 200 <br />feet. Other corners of the mud pit area are 250 feet or greater from a residential property <br />line or use. The closest building (a future restroom) is approximately 60 feet from the <br />southern property line. <br />• The off-street parking shall be on a grassed area that is approximately 7 to 8 acres in size. <br />• The hours of operation for the mud motor sports complex events shall be between 8:00 <br />a.m. and 10 p.m. <br />• A 6' chain link fence shall be provided around the perimeter of the mud complex area. <br />• A 75' to 125' natural buffer area shall remain around the perimeter of the site. In <br />addition, a 4' berm shall be constructed as depicted on the approved site plan. <br />• The applicant is requesting approval for one (1) ground sign for the mud complex.
