DATE <br />COUNTY NAME <br />LEE COUNTY, NORTH CAROLINA <br />02/28/06 <br />3. THIS LEASE, made and entered into this day by and between THE COUNTY OF LEE, ONE OF THE COUNTIES OF THE <br />STATE OF NORTH CAROLINA whose address is: C/0 COUNTY MANAGER, LEE COUNTY GOVERNMENT CENTER, <br />106 HILLCREST DRIVE, P.O. BOX 1968 <br />SANFORD, NC 27331-1968 <br />and whose interest in the property hereinafter called the Lessor and the Farm Service Agency hereinafter called FSA. <br />4. WITNESSETfI: The parties hereto for the consideration hereinafter mentioned, covenant and agree as follows: <br />a. The Lessor hereby leases to FSA the following described premises: 4, 186 NET USABLE SQUARE FEET IN THE RUBY <br />VANN CRUMPLER AND ERNEST P. MCSWAIN BUILDING LOACATED AT 2410 TRAMWAY ROAD, SANFORD, NC 27332 <br />to be used for OFFICE SPACE (SEE ATTACHED <br />b. TO HAVE AND TO HOLD the said premises with their appurtenances for the term beginning <br />3/01/2006 through 2/28/2011 subject to termination and renewal rights <br />as may be hereinafter set forth. <br />c. The FSA shall pay the Lessor annual rent of $ 31, 53 B .0o at the rate of $ 2, 628. 00 <br />per month ( $ 8. 78 per square foot) in arrears. Rent for a lesser period shall be prorated. Rent checks shall be <br />made payable to: COUNTY OF LEE <br />d. The FSA may terminate this lease or decrease the amount of space at any time by giving at least 60 <br />days notice in writing to the Lessor and no rent shall accrue after the effective date of termination. Said notice shall be computed <br />commencing with the day after the date of mailing. <br />e. This lease may be renewed at the option of the FSA for the following terms and at the following rentals : <br />ONE OPTION TO RENEW FOR A FIVE (5) YEAR TERM AT A RATE TO HE NEGOTIATED AT TIME OF RENEWAL <br />provided notice be given in writing to the Lessor at least 120 days before the end of the original lease term <br />or any renewal terms; all other terms and conditions of this lease shall remain the same during any renewal term. Said notice shall <br />be computed commencing with the day after the date of mailing. <br />
