RK nnn?�, Pr..n4 7S <br />LEASE AGREEMENT <br />BETWEEN THE COUNTY OF LEE <br />AND <br />DEAN REAL ESTATE, INC. <br />This lease is made by Dean Real Estate, Inc., ( "Landlord ") and Lee County, one of the counties of the <br />State of North Carolina ( "Tenant'). <br />WHEAREAS, the parties hereto have mutually agreed to the terms of this lease agreement as <br />hereinafter set out. <br />NOW, THEREFORE, in consideration of the rent hereinafter agreed to be paid and the terms and <br />conditions hereinafter set forth, Landlord does hereby let and lease unto Tenant and Tenant hereby <br />takes and leases from Landlord for and during the period of time and subject to the terms and <br />conditions hereinafter set out certain space in the City of Sanford, County of Lee, North Carolina, more <br />particularly described as follows: <br />1. Premises <br />Suites 2, 3, and 4 in Building 1, 101 Commercial Court, Sanford, North Carolina being +/ 7700 <br />sq.feet. <br />2. Lease Term <br />The term of this lease shall be for a period of three (3) years, beginning April 1, 2013 and <br />ending March 31, 2016. <br />3. Rent <br />The Tenant shall pay to the Landlord as rent the sum of $36,000 dollars per annum, paid in <br />equal quarterly installments of $9,000, beginning on April 1, 2013. No security deposit shall <br />be required. <br />The Tenant shall pay the aforesaid rent to Landlord at the address specified in this <br />agreement, or, to such other address as the Landlord may designate in writing. <br />4. Use and Operation of Tenant's Business <br />The leased space will be used as a gymnastic gymnasium. Any other use requires Landlord's <br />approval. <br />5. Si ns <br />No sign of any type or description shall be erected, placed or painted in or above the <br />premises or the property without Landlord's prior written consent and Landlord reserves <br />the right to remove, without notice to Tenant, without liability to Tenant for any damages <br />sustained by Tenant as a result thereof, and at Tenant's expense, all signs other than signs <br />approved in writing by Landlord. <br />
