That Article 6 Subdivision Regulations be amendment to extend the period of major <br /> subdivision preliminary plat approval from two (2) to three (3) years. <br /> 6.1.3 AUTHORITY AND JURISDICTION <br /> 6.1.3.1 (Unincorporated Lee County and the Town of Broadway) The Governing Body is vested <br /> with the authority to review, approve, conditionally approve, and disapprove applications for <br /> preliminary plats in accordance with NCGS § 160D-803(c). <br /> 6.3.3 PRELIMINARY PLAT <br /> 6.3.3.1 PURPOSE (Unincorporated Lee County and the Town of Broadway) <br /> The preliminary plat application involves an examination of the proposal in much greater detail <br /> than at the sketch plat stage, since this stage determines whether the project will be approved, and <br /> if so, the conditions that will be required. Preliminary plat approval is the key discretionary <br /> decision-making point in the approval process. The applicant is required to submit, as applicable, <br /> detailed information as to all aspects of the development, including street layout, preservation of <br /> natural site features, and recreational and parking facilities, in order to assure that the decision- <br /> makers and all parties interested in the project have the opportunity to review all significant facets <br /> of the project. <br /> 6.3.3.2 APPLICABILITY (Unincorporated Lee County and the Town of Broadway) <br /> Approval of a Preliminary Plat is required for any tract where the eventual platting of the property <br /> involves a major subdivision.No final plat shall be approved util a Preliminary Plat for the property <br /> has been approved. <br />
