BOOK 22 PAGE 801 <br />AN ORDINANCE AMENDING <br />THE LEE COUNTY UNIFIED DEVELOPMENT ORDINANCE <br />BE IT ORDAINED by the Board of Commissioners for Lee County, North Carolina that the <br />Unified Development Ordinance be, and it hereby is, amended as follows: <br />Section 1. Article 4, Section 4.2.3 Overlay Districts., be amended and rewritten as follows: <br />4.2.3 Overlay districts. <br />In accordance with the authority provided by NCGS 153A-342 and 160A-382, the County, <br />of Lee hereby establishes the following overlay districts which shall be governed by all of the <br />uniform use and area requirements of this Ordinance. Within these overlay districts, <br />additional requirements are imposed on certain properties within one or more underlying <br />general or Conditional Use Districts. The symbol for each type of district is as follows: <br />AO Airport Overlay District <br />H Historic Overlay District <br />MHP Manufactured Home Park Overlay District <br />WCOD Watershed Conservation Overlay District <br />RDSOD Residential Design Standards Overlay District <br />Section 2. Article 4, Section 4.3.2 Purpose statements for overlay zoning districts, be <br />amended and rewritten as follows: <br />4.3.2 Purpose statement for zoning overlay districts. <br />The overlay zone creates special siting, use and compatibility issues which require use <br />development regulations in addition to those found in the underlying zoning districts. If any <br />regulation in an overlay zoning district requires lower densities, greater setbacks, or <br />otherwise imposes greater standards than those required by the base zoning district, the more <br />restrictive standard applies. See 4.11 though 4.15 for the purpose statements and <br />regulations applicable to the overlay, zoning districts. <br />Section 3. Article 4, Section 4.15 Residential Design Standards Overlay District, be added as <br />follows: <br />4.15 RESIDENTIAL DESIGN STANDARDS OVERLAY DISTRICT (RDSOD) <br />(City of Sanford zoning jurisdiction only) <br />4.15.1 Purpose. <br />
