aoo~ 10 Prsq 195 <br />or other instruments, in addition to including such other <br />terms and conditions as the LPA finds desirable in order to <br />implement and effectuate the objectives of this Redevelop- <br />ment Plan, will obligate the purchasers of the land in the <br />area and their successors in interest to: <br />a. Devote the parcels owned by them to and only to the <br />uses specified in this Redevelopment Plan; <br />b. Diligently prosecute the construction of the improve- <br />ments agreed upon in the disposition contract and to <br />begin and complete such improvements within a rea- <br />sonable time as determined in the contract (this <br />obligation, however, will not be made applicable to <br />mortagees and their successors in interest); <br />C. Make no changes in such improvements after completion <br />of the construction that are not in conformity with this <br />Redevelopment Plan. <br />d. Not to assign contract rights or to <br />wise transfer the land (or i.nterest <br />by them, prior to the completion of <br />thereof without the approvaa_ of the <br />on basis satisfactory to the LPA: a <br />in or with respect to such Land. <br />resell or other- <br />therein) purchased <br />the improvement <br />LPA, and except <br />id not to speculate <br />e. ('Phis <br />obligation is to be effective without limitation as to <br />time, regardless of any termination date provided <br />with respect to any other provisions of this Redevelop- <br />ment Plan.) <br />A certificate of completion will be issued to each re- <br />developer upon completion of the improvements in accordance <br />with the plan and contract. <br />It is intended by this Redevelopment Plan that the LPA <br />be a beneficiary of all such covenants and obligations <br />and that it (in addition to other appropriate public <br />agencies) shall be entitled to represent the interest and <br />to act on behalf of the LPA and the community in enforcing <br />such and any other covenants and obligations as to the <br />redevelopment and continued uses of the CDP area in ac- <br />cordance with this Redevelopment Plan. <br />4. Other Restrictions and Conditions. <br />a. Other Restrictions. <br />In addition to Lite Land Use Designations and Standards, <br />certain other restrictions will. be imposed through <br />restrictive covenants.
