BOOK 10 pgr 194 <br />0 <br />The LPA will purchase all. properties so designated on the <br />"Land Acquisition Map Community Development Program Area". <br />The clearance areas will be cleared except for structures whose <br />uses are compatible with the objectives of the Redevelopment Plan. <br />Land to be disposed of is indicated on the Map "Preliminary Site <br />Plan Community Development Program Area". <br />1. Land Use Designation and Standards. <br />Any sale, lease, retention, or dedication of land in the <br />CDP area will be subject to the restrictions set forty in <br />Section C above. l:n :addi_tion to the controls of the plan <br />set forth in Section C, the provisions of the City of San- <br />ford's Zoning Or.d.i.n:.Ance as amended will control. In all <br />cases, the more restrictive control will. govern the minimum <br />standards. <br />2. Circulation Requiremunt. <br />The proposed street Layout is shown on the "Land Use Map <br />Community Development Program Area". The location of major <br />streets conform to the City's Thoroughfare Plan. The <br />street layout for the CDP area provides for adequate circula- <br />tion and traffic flow while providing maximum protection <br />to residential uses from through traffic. <br />3. Redevelopers Obligations. <br />® Disposition of the land within the CDP area will be on <br />the basis of affording maximum opportunity, consistent <br />with the sound needs of the County as a whole, for the <br />redevelopment of such area. The land will be disposed of <br />by sale, lease, retention, or dedication to private or <br />public part:i.esfor redevelopment by them in accordance with <br />the provisions of this Redevelopment Plan and their con- <br />tract with the LPA. <br />The LPA in disposing of the land in the CDP area to be <br />redeveloped by private or public parties will, in its <br />contracts and deeds or other _i.nstruments with such par- <br />ties, include such terms and conditions as in the judgment <br />of the LPA will be necessary or advisable to insure re- <br />development of the CDP area and its use thereafter in <br />accordance with this Redevelopment Plan, and to prevent <br />a recurrence of conditions of blight in the area. <br />Such provisions will. be contained in such contracts, <br />deeds, or other instruments irrespective of whether or not <br />they deuplicate in whole or in part requirements of exist- <br />ing or proposed zoning ordinances or other local laws or <br />regulations with respect to the CDP,area, so that such <br />obligations may operate independently of such zoning and <br />other laws or regulations. Tn all instances, the improve- <br />ments to be constructed in the CDP area will be constructed <br />in accordance with: applicable zoning ordinance provisions <br />and regulations and the building and other codes and ordi- <br />nances; the requirements of this Redevelopment Plan; and-such <br />other requirements as may be set forth in the contracts <br />between the LPA and the developers.
