boon <br />10 PA,ci- 1 <br />Parking Plan <br />Types of uses Approval Required Standards <br />Room renting and boarding x 1 space per ea. roomer <br />houses or boarder, in addition to <br />the normal requirements for <br />the dwelling unit <br />(3) Corner Visability Regulations <br />On a corner lot, nothing shall be erected, placed, <br />planted or allowed to grow in such a manner materially <br />to impede vision between a height of two and one-half <br />(2~) and ten (10) feet above the centerline grades <br />of the intersecting streets in the area bounded by <br />the street lines of such corner lots and a line <br />joining points along said street line thirty (30) <br />feet from the point of intersection. Poles, posts, <br />and guys for street lights and for other utility <br />services and tree trunks exclusive of leaves and <br />branches shall not be considered obstructions to <br />vision. <br />(4) Accessory Structures <br />Accessory structures shall not be permitted within <br />any required front or sideyard setback except that <br />accessory structures under two hundred (200) square <br />feet of floor area may be located within five (5) <br />feet of interior side and rear property lines ex- <br />cept swimming pools. Structures of two hundred <br />(200) square feet floor area or larger shall meet <br />all yard setback requirements. <br />(5) Trees. <br />Existing trees on each parcel shall be conserved <br />insofar as possible. The development plan for each <br />parcel shall give maximum recognition to the archi- <br />tectural and aesthetic value of each tree, in the <br />placement of buildings and paved areas. <br />C. The Thoroughfare Plan and the Subdivision Regulations <br />established by the City of Sanford will serve as stan- <br />dards to provide for adequate major circulation and <br />adequate street and street right-of-way widths. <br />d. The General Plan elements of the City of Sanford will <br />be utilized to establish the standards to be used in <br />determining the need, type, location and other charac- <br />teristics of public improvements and facilities not <br />identified on the "Land Use Map Community Development <br />Program Area". <br />L'J <br />-9- <br />
