Description of each predominant land use category: <br />Residential land uses will conform to the requirements of <br />© the General Plan elements for the City of Sanford and in <br />particular the land development plan, subdivision regula- <br />tions and zoning ordinance. Minimum residential densities <br />will not exceed those established by the zoning ordinance. <br />3. Planning criteria and standards: <br />a. The General Plan elements of the City of Sanford extra- <br />territorial planning area serve as the general guide for <br />the development of planning criteria and standards. The <br />intent is for the planning criteria and standards to allow <br />for the maxi.mum flexi.bi.lit-y that is consistent with sound <br />planning principles. L:xi.stiny codes and ordinances will <br />be utilized to the fullest extent to enable the LPA to <br />carry out its program of development. <br />The existing zoning ordinance, in addition to the City of <br />Sanford's building, electrical and plumbing codes that <br />are adopted and in force, are considered in general to be <br />adequate controls for the regulation of new development <br />in the CDP area. The Rehabilitation Standards, the <br />aforementioned ordinances, and the standards below will <br />be sufficient for upgrading the CDP area. <br />Specific Development Standards <br />® Any sale, lease, retention, or dedication for public pur- <br />poses of land in the CDP area shall be subject to the res- <br />trictions which follow. In addition to the controls of the <br />plan here set forth, the provisions of the City of San- <br />ford's Zoning Ordinance as amended will control. In all <br />cases, the more restrictive control will govern the mini- <br />mum standards. <br />Parcels designated for redevelopment- on the "Land Use Map <br />Community Development Program Area" shall have the follow- <br />inq restrictions: <br />(1) Permitted uses, dimensional and other requirements: <br />(a) Parcels designated "R" (Residential) on the <br />"Land Use Map, Community Development Program Area". <br />Permitted Uses <br />Accessory residential uses and structure clearly <br />incidental to the permitted use <br />Dwellings, one family detached (a one-family <br />dwelling which is completely surrounded by <br />permanent open spaces) <br />Dwellings, one family semi.-detached (a one-family <br />dwelling that is connected on one side by means <br />of a common dividing structural or load-bearing <br />wall of at least ten (10) linear feet to another <br />one-family dwelling, each dwelling on its own <br />individual lot.
