Future residential development <br /> on these lots would be served by individual private septic systems that must be approved per the <br /> North Carolina General Statues requirements, either by the Lee County Environmental Health <br /> Department or a licensed soil scientist, at the time that the developer or individual lot owner <br /> proposes to construct a house. The potable water source for this subdivision is public water from <br /> a water main to be extended from Farrell Road. <br /> Transuortation <br /> Farrell Road (SR 1423) is a NCDOT maintained public roadway with a 60ft right-of-way width. <br /> The portion of the roadway that fronts these lots must be accepted by NCDOT prior to recording <br /> the final plat that legally creates these lots. <br /> 2011 Lee Countv Comprehensive Transportation Plan: This plan illustrates Burns Drive as an <br /> existing minor thoroughfare. <br /> NCDOT Average Annual Dailv Traffic Count (AADT): There is a 2019 NCDOT AADT of <br /> 1,500 vehicles per day approximately I/2 mile north of the site, just north of the intersection of <br /> Farrell Road and Rod Sullivan Road. <br /> Other Conditions/Requirements/Notes: <br /> 1.) The preliminary plat shall be valid for two years if approved by the Lee County <br /> Commissioners. <br /> 2.) NCDEQ approval will be required if the developer disturbs an acre or greater. <br /> 3.) NCDOT approval will be required for all driveway connections to NCDOT maintained <br /> public roads. <br /> 4.) Public water must be installed & accepted for maintenance or a financial guarantee posted to <br /> guarantee the installation of the required improvements prior to recording the final plat. All <br /> financial guarantees must comply with the UDO standards and be accepted by the <br /> appropriate Governing Board. <br /> 5.) Public streets must be installed prior to recording the final plat. The developer is responsible <br /> for dedicating the public streets to NCDOT for maintenance once all requirements (density, <br /> construction method, etc.) are met. <br />
