<br /> THIS DEED,made and entered into this 5" day of��=,2022 by and between County of
<br /> Lee,North Carolina,one of the counties of the State of North Carolina and a body politic and corporate,party
<br /> of the first part,hereinafter called GRANTOR,and Johnston-Lee-Harnett Community Action,Incorporated
<br /> a North Carolina non-profit corporation,party of the second part,hereinafter called GRANTEE.
<br /> WITNESSETH:
<br /> (NO TAX ADVICE GIVEN AND NO TITLE SEARCH PERFORMED.)
<br /> That the Grantor in consideration of the sum of TEN DOLLARS and other good,valuable and sufficient
<br /> considerations, paid by the Grantee,the receipt of which is hereby acknowledged,has bargained and sold and
<br /> by these presents does bargain, sell and convey unto the Grantee in fee simple, subject to the terms and
<br /> conditions hereinafter enumerated,all that certain tract or parcel of land situated in the West Sanford Township,
<br /> Lee County,North Carolina, at 225 S. Steele Street, PIN 9642-79-1391-00 and more particularly described as
<br /> follows:
<br /> Beginning at a stake in the Eastern margin of Steel Street 37 feet Northward from the Northwest
<br /> intersection of Cole Street with Steel Street, corner of the Hatch lot, and running thence Eastwardly,
<br /> parallel with Cole Street, 96 feet to a corner of the Hatch lot; thence Northwardly parallel with Steele
<br /> Street, 37 feet to a stake, formerly Hanner Motor Company corner; thence Westwardly and parallel
<br /> with Cole Street,96 feet to the line of Steel Street;thence Southwardly as line of Steel Street 37 feet to
<br /> the point of Beginning.
<br /> Also including all of Lot#7 according to a map or subdivision by W S Murchison of the Buchanan lot,
<br /> on Cole and Steele Street in the Town of Sanford,North Carolina,the said lot fronts on Steele Street
<br /> 37 feet and 96 feet on Cole Street,being the half of the Buchanan lot and is a parallelogram in shape,
<br /> being the same lot conveyed by WS Murchison and wife Alma Murchision to Mary S. Hatch by deed
<br /> recorded in the office of Register of Deeds of Lee County in Book 19 Page 633,to which reference is
<br /> hereby made for a more complete description of same.
<br /> Said property being conveyed to Lee County by deeds recorded in Deed Book 28 page 414; Deed
<br /> Book 30 page 537 and Deed Book 31 page 228 of the Lee County Registry,
<br /> TO HAVE AND TO HOLD the aforesaid tract or parcel of land and all privileges and appurtenances
<br /> thereunto belonging to the Grantee. And the Grantor covenant with the Grantee,that Grantor is seized of said
<br /> premises,has the right to convey the same subject to the terms and conditions hereinafter enumerated:
<br /> 1. The Grantee will continue to seek state and federal grant funding to provide services to low to moderate income
<br /> and homeless persons living in Lee County,NC.
<br /> 2. The Grantee will not discriminate based on race,color,religion,sex,or national origin.
<br /> 3. The Grantee will submit an annual report to the Grantor summarizing the public services it has offered
<br /> throughout the year.
<br /> 4. The Grantee will not lease the building located at 225 S.Steele Street to any other entity that does not meet the
<br /> public purpose herein described or must seek prior written approval of the Grantor.
<br /> 5. The property must be used for the public purpose of providing services to the homeless and low income persons of
<br /> Lee County. In the event the property ceases to be used for the aforementioned public purpose,all right,title,
<br /> and interest in the property will revert back to the Grantor and the Grantor shall have the right to immediately
<br /> re-enter said premises and take and hold possession of said premises without hindrance from Grantee.
<br /> 6. Said conveyance is subject to all easements,right of ways,and restrictions that are a matter of record.
