At the Design Development phase, ACC will prepare a detailed estimate that will break <br /> the building and site systems down into specific assemblies and line items. It can be <br /> used to analyze the cost of each component of the work within each system, to develop <br /> some design alternates for consideration, and to "value engineer" the project if necessary. <br /> At this level, ACC estimators will contact local vendors, for budget quotations on the most <br /> significant or unique project elements. <br /> Based on the substantially complete Construction Documents, the Aiken Cost <br /> Consultants' estimating team will prepare a final cost estimate that is fully detailed, <br /> identifying both material and installation costs. This estimate can be used to make final <br /> adjustments to the design, and to be sure that costs are on track before the construction <br /> documents are issued for bidding by contractors. We will add any bid alternates and <br /> reduce or eliminate the design/estimating contingencies that were necessary at the <br /> Schematic and Design Development phases. <br /> We propose the following breakdown of our requested fees: <br /> Estimate Phase ACC Fee <br /> Schematic Design Estimate $ 6,480 <br /> Design Development Estimate $17,280 <br /> Construction Document Estimate $15,120 <br /> Total ACC Fee $38,880 <br /> As your cost estimating consultant, we will also be available to you and the rest of the <br /> design team for comparative cost analyses, pricing of VE options, and other cost <br /> consultations throughout the project. Our average man hour rate is $90/hr for these <br /> additional services. Charges for meetings outside of our office (if required) will be on a <br /> time and expense basis, and will be subject to your prior approval. <br /> We feel that Lee County and the McAdams design team, will both benefit by having ACC <br /> involved in the project. However, because we have no control over contracting methods, <br /> General or Subcontractor overhead and profit percentages, bidding climates, schedules, <br /> continuing design modifications or addenda, etc., we cannot guarantee that the bids <br /> received or the actual cost of construction will be within a certain range of our estimates. <br /> Aiken Cost Consultants estimates are intended to be used as a professional opinion of <br /> the probable cost of construction, based on our understanding of the design, and bidding <br /> climate at the time the estimate was prepared. Aiken Cost Consultants limits our liability <br /> for any and all claims, losses or damages to the total fees paid to us for our services <br /> rendered on this project. <br />
