Aiken Cost Consultants, Inc.
19 W.Stone Avenue
Greenville,SC 29609
www.AikenCost.com
Phone(864)232-9342
August 23, 2022
Mr. Jason Galloway, RLA, LEED AP
McAdams
3430 Toringdon Way, Suite 110
Charlotte, NC 28277
Subject: Construction Cost Estimating Services at
Schematic Design, Design Development & Construction Document Phases
Lee County Multi-Sports Park
Lee County, NC
Dear Mr. Galloway,
Thank you for providing us with another opportunity to serve McAdams and Lee County
in the preparation of estimates of probable construction cost for the new Multi-Sports Park
project. As before, our estimates will be prepared in the ACC Progressive cost estimating
system. ACC Progressive follows the Uniformat work breakdown structure (building/site
systems), covers all required disciplines, and is easy to read and understand by both
technical and non-technical users. It was developed specifically to simplify review,
analysis, and value engineering of building and site systems for institutional and
governmental projects throughout the design process.
These estimates will include site clearing, grading, paving, sports fields, trails and
landscaping, as well as the restroom/concession, maintenance/storage, bleachers,
batting cages, dugouts and other small shelters or support buildings. We will also cover
utilities, lighting and any other site amenities that are included in this project. As
requested, we will breakout costs for Phasing and/or Additive/Deductive Alternates.
The Schematic Design level estimate will be based on the latest McAdams design team
drawings/sketches, and narratives. ACC Estimators will update the previously prepared
building and site systems summary estimate to reflect current design decisions and
anticipated phasing of the work. The estimate will include a project rationale to describe
the estimating team's assumptions, and will allow for analysis by system quantity unit
costs and by gross areas of the site work.
