LEE COUNTY <br /> BOARD OF COMMISSISONERS <br /> PLANNING BOARD RECOMMENDATION <br /> AUGUST 8, 2022 <br /> PLANNING BOARD RECOMMENDATION: <br /> Regarding the application by Rhetson Companies, Inc. to rezone a vacant 1.96 acre tract of land with <br /> frontage on Greenwood Road from Residential Restricted (RR) and Residential Agricultural (RA) to <br /> Highway Commercial (HC), the Planning Board met on July 1 Ith after the public hearing was held and <br /> voted by a four to one vote to recommend that the Commissioners rezone the subject property to <br /> Neighborhood Commercial (NC), as opposed to Highway Commercial (HC) as originally requested, <br /> because Neighborhood Commercial (NC) was recommended by staff and the applicant's <br /> representative/attorney verbally acknowledged that this was agreeable to the applicant during the public <br /> hearing. The Planning Board added the condition that an updated rezoning application be submitted to <br /> staff acknowledging in writing that both the applicant and the property owner are agreeable to rezoning <br /> to Neighborhood Commercial (NC) since the applicant appeared to verbally amend the request during <br /> the public hearing. <br /> The board acknowledged that the proposed zoning map amendment, as verbally amended to be agreeable <br /> to NC zoning, is consistent with the Plan Santee long range plan designation of Village Center because <br /> this district is supportive of commercial uses, such as retail stores, personal services & entertainment, <br /> and lists Neighborhood Commercial (NC) as a proposed zoning district. <br /> As a reminder, the Commissioners should make two votes regarding this matter. Sample motions are <br /> provided for your reference. The board is always welcome to draft a unique motion if preferred. Also, <br /> the board may acknowledge that the zoninu man amendment is not consistent with the Plan SanLce lon" <br /> ran,Qe plan and still vote to approve the request OR the board may acknowledge that the zoning man <br /> amendment is consistent with the Plan SanLee long ranee plan and vote to denv the reouest. <br /> VOTE #1: APPROVE A STATEMENT ON CONSISTENCY WITH THE PLAN SANLEE AS IT <br /> RELATES TO THIS REZONING REQUEST: <br /> Motion Option 1: "1 make a motion that the proposed original zoning Vial) amendment asking to rezone <br /> to Hightii'ay Coininel-cial(H(')IS consistent tt'ith the Plan SanLee long range plan designation of i Illage <br /> Centel-because commercial asses are allotted and this is a request fc)r a colrunel-vial zoning district.
