This letter provides a brief summary of our observations and recommendations. There are three separate roof sections that consist of built up roofing on all three areas. The two higher roof areas appear to be 20 plus years old and has areas where EPDM patches were installed. There are several suspect leak areas under these roofs. It is unclear at this time if these leaks are active. The lower roof area looks to be in the 16 to 18 year range and seems to have no current leak areas. (Based on tenant comments) The expected service life of this type roof system is 18 to 20 years. It is our opinion that by performing the proposed repairs the life expectancy of the two high roofs can be pushed out another 2 to 4 years. Based on the condition of the lower roof, it is our opinion that the life expectancy could be 8 to 10 more years. We recommend consideration be given to repairing the existing roof systems. It is our opinion that it would be prudent to begin budgeting for the replacement of the two high roof areas in the next 2 to 4 years. Budget replacement cost for going over the existing roofs with a .060 T.P.O. (white) roof system with a 20 year warranty would be $76,981.00 for the entire building.
