This letter provides <br />a brief summary of our observations and recommendations. <br />There are three separate roof sections that consist of built up roofing on all three areas. <br />The two higher roof areas appear to be 20 plus years old and has areas where EPDM <br />patches were installed. There are several suspect leak areas under these roofs. It is <br />unclear at this time if these leaks are active. <br />The lower roof area looks to be in the 16 to 18 year range and seems to have no current <br />leak areas. (Based on tenant comments) <br />The expected service life of this type roof system is 18 to 20 years. It is our opinion that <br />by performing the proposed repairs the life expectancy of the two high roofs can be <br />pushed out another 2 to 4 years. Based on the condition of the lower roof, it is our <br />opinion that the life expectancy could be 8 to 10 more years. <br />We recommend consideration be given to repairing the existing roof systems. It is our <br />opinion that it would be prudent to begin budgeting for the replacement of the two high <br />roof areas in the next 2 to 4 years. <br />Budget replacement cost for going over the existing roofs with a .060 T.P.O. (white) roof <br />system with a 20 year warranty would be $76,981.00 for the entire building. <br />We appreciate the opportunity to assist Lee County with this project.
