Motion: Motion to approve the Planning Board's recommendation to approve <br /> the proposed zoning map amendment because it is reasonable and in the <br /> public interest because it allows commercial land uses and specifically lists <br /> convenience retail as an example. Also, the adjoining site is currently <br /> developed with a convenience store with gas sales served by public water <br /> and sewer. <br /> Mover: Dr. Andre Knecht <br /> For: 7 - Arianna Lavallee, Dr. Andre Knecht, Robert Reives, Cameron Sharpe, <br /> Kirk Smith, Bill Carver, Mark Lovick <br /> Motion Result: Passed <br /> V.0 Planning Board Recommendation for a Zoning Map Amendment (Rezoning) for <br /> three lots off of Lower Moncure Road to Rezone from RA to Mitchell Conditional <br /> Zoning District <br /> Planning Administrator Amy McNeill presented a summary of an application from <br /> Mark Mitchell to rezone four vacant adjoining tracts of land totaling 2.43 acres with <br /> frontage on Lower Moncure Road from Residential Agricultural (RA) to the Mitchell <br /> Conditional Zoning District to allow the development of the site in a commercial <br /> manner, the Planning Board met on January 24th after the public hearing was held <br /> and voted unanimously to recommend that the Commissioners approve the <br /> proposed zoning map amendment. The board discussed that the long-range plan is <br /> a "broad brush stroke"guide for future growth and that this request appears to be in <br /> line with the nonresidential land use designation of Industrial Center that is located <br /> on the opposite side of the Lower Moncure Road. Using this rationale, they deemed <br /> the request consistent with the long-range plan.
