AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP <br /> OF LEE COUNTY, NORTH CAROLINA <br /> WHEREAS, a request to amend the Official Zoning Map has been received from Van Groce, Sr. <br /> to rezone a vacant 2 acre portion of a 42 + acre vacant tract of land with frontage on NC Hwy 87 <br /> S. and identified as a portion of Lee County Tax Parcel 9660-57-4812-00 as depicted on Lee <br /> County Tax Maps 9660.01 and 9660.02., from Residential Restricted (RR) to General <br /> Commercial (C-2)zoning district: and, <br /> WHEREAS, said request has been presented to the Planning Board of Lee County; and <br /> WHEREAS, the Board of Commissioners of Lee County conducted a public hearing on July 19, <br /> 2021 to receive citizen input on the requested zoning map amendment; and <br /> WHEREAS, the Board of Commissioners of Lee County approves the request to amend the <br /> Official Zoning Map of Lee County; <br /> NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF COMMISSIONERS OF <br /> LEE COUNTY: <br /> The Official Zoning Map is hereby amended to rezone a vacant 2 acre portion of a 42 + acre <br /> vacant tract of land with frontage on NC Hwy 87 S. and identified as a portion of Lee County <br /> Tax Parcel 9660-57-4812-00 as depicted on Lee County Tax Maps 9660.01 and 9660.02., from <br /> Residential Restricted(RR) to General Commercial (C-2) zoning district. See Exhibit A included <br /> for reference. <br /> In making this decision, the Board of Commissioners of Lee County finds that the proposed <br /> zoning map amendment complies with the long-range plan designation of Mixed-Use Activity <br /> Center, which lists General Commercial (C-2) as a proposed zoning district and commercial uses <br /> as allowed land uses and does not list single-family residential as an allowed land use. Also, the <br /> request appears to be reasonable and in the public interest given the location of the site along NC <br /> 87 Hwy S. <br />
