The RR district is established to provide areas for low-density single-family uses, with a maximum of <br /> one and one-half(1.5)dwelling units per acre.Property zoned RR should include only those tracts which <br /> abut or are in close proximity to existing large-lot single family development,making RR an appropriate <br /> transition district between rural, agricultural, and suburban uses. <br /> The dimensional requirements include a minimum lot width of 100ft,a minimum lot depth of 125ft,with <br /> a minimum lot size of 30,000sf. The minimum building setbacks for a principal structure (house) area <br /> 30ft from the front property line/right-of-way line of the public street, 15ft from the side property lines, <br /> and 30ft from the rear property line. The maximum building height is 40ft. <br /> Examples of uses permitted by right within the RR zoning district include residential single-family <br /> homes (modular and site built), religious complex/church with less than 350 seats, and <br /> parks/playgrounds/athletic fields operated on a noncommercial basis. There is a list of all of the permitted <br /> uses for this zoning district, including the uses subject to supplemental development standards and/or <br /> requiring the issuance of a Special Use Permit, within the agenda packet for your reference. <br /> Proposed Zoning: General Commercial (C-2) <br /> The C-2 district is established to provide areas for general commercial activities designed to serve the <br /> community such as shopping centers, repair shops, wholesale businesses, and retail sales with limited <br /> outdoor display of goods and limited outdoor operations. This district promotes a broad range of <br /> commercial operations and services necessary for large regions of the County, providing community <br /> balance. C-2 zones should be located on or within proximity to major thoroughfares. <br /> The dimensional requirements include a minimum lot width of 50ft, a min. lot depth of 100ft, with <br /> principal building setbacks of l Oft from the front property line/right-of-way line of the public street and <br /> the required landscape buffer yard determining the rear and side yard setbacks. Since the adjoining <br /> properties are zoned RR, a 15ft wide Type C landscape buffer yard would be required. There is no max. <br /> building height and an 80%max. allowed amount of impervious surface. <br /> Examples of uses permitted by right within the C-2 zoning district include <br /> churches, schools, daycares for children & adults, animal & crop production, forestry, agricultural <br /> equipment sales&service,farm landscape&garden supply sales,flea markets,antique shops,gun shops <br /> & gunsmiths, general merchandise auction sales, convenience stores with & without gas sales, car <br /> washes, barbershops & salons, restaurants with or without drive-through, motor vehicle sales service & <br /> towing, offices for professional services (such as attorneys or realtors), commercial indoor recreation <br /> activities, and warehouses.
