V. NEW BUSINESS <br /> V.A Planning Board Recommendation for a Major Subdivision Preliminary Plat Amy <br /> McNeil, Planning Administrator, presented a proposed Major Subdivision Preliminary <br /> Plat referred to as Watson Ridge Subdivision from Double D Engineering for a 72 <br /> 1ot72-lot residential subdivision located off of Sheriff Watson Road. 29 lots are <br /> located in Lee County and 43 lots are located in Harnett County; therefore the <br /> request pertains to the 29 lots only. All lots are proposed to be served by public <br /> water, individual private septic systems, and public streets. Two phases are <br /> proposed. The zoning is currently Residential Agricultural. The acreage is 68.98 <br /> acres. The lot size is 0.92 of an acre. The streets will be NC DOT maintained public <br /> streets. The water will be Harnett County public water and the lots will be served by <br /> individual private septic systems. The site has 1,500 feet of road frontage on Sheriff <br /> Watson Road. The TRC has reviewed the plat and has agreed to the plat moving <br /> forward for review and approval by the governing board. The preliminary plat is valid <br /> for 2 years if approved. The plat was approved for recommendation by the Planning <br /> Board at a Special Called meeting on November 23rd. The soil scientist has studied <br /> the site and the lots have been configured according to the soils that are suitable for <br /> each site.
