present the plan to the public. Ms. Trent recommended conducting community
surveys as the plan is updated. Commissioner Del Palazzo suggested adding focus
to mental health and K-12 education. No action was taken.
LCGSP Draft for BOC 8.11.20.pdf
IV.B Zoning Map Amendment (Rezoning) - Planning Board Recommendation
Marshall Downey, Planning and Community Development Director, presented the
review of an application that was submitted by Charles Ray Riddle to rezone one vacant
1.92 +/- acre tract of land with frontage on Riddle Road, adjoining 141 Riddle Road to
the east and opposite 272 and 332/340 Riddle Road, from Highway Commercial
Conditional Use (HC -CU) to Residential Agricultural (RA). The subject property is
identified as Tax Parcel 9654-21-2766- 00 as depicted on Lee County Tax Map
9654.03. A public hearing was held on July 20, 2020. The Planning Board considered
this item at their July 20, 2020 meeting and recommended by a unanimous vote that the
Commissioners approve the request by Charles Ray Riddle to rezone one vacant 1.92 +
acre tact of land with frontage on Riddle Road, adjoining 141 Riddle Road to the east
and opposite 272 and 332/340 Riddle Road, from Highway Commercial Conditional Use
(HC -CU) to Residential Agricultural (RA) because it appears to be in keeping with the
future land use place type for this site per the Plan SanLee Land use plan with regard to
allowing residential land uses as opposed to commercial land uses. Also, this request
appears to be reasonable and in the public interest based on the surrounding zoning (all
RA) and the surrounding land uses (residential single-family); therefore, it is in harmony
with the area.
01-REZ@RIDDLE RD-RECO&ORD&EXHIBIT.pdf
Motion: Motion that the rezoning request appears to comply with the Plan
SanLee "Suburban Neighborhood" designation, in that it allows single-family
homes in a residential area on the outskirts of a core urbanized area; therefore,
the motion is that the request is consistent with the adopted long-range plan.
Mover: Dr. Andre Knecht
Moved To: Approve
For: 7 - Amy Dalrymple, Kevin Dodson, Arianna Del Palazzo, Dr. Andre Knecht,
Robert Reives, Cameron Sharpe, Kirk Smith
Motion Result: Passed
Motion: Motion that the proposed zoning map amendment is reasonable and in
the public interest because it is consistent with the adopted land use plan, there
is existing R-20 zoning adjoining the site and the site has access to a public
roadway and public water; therefore the motion is to approve the request to
rezone the vacant 1.92 + acre tract of land with frontage on Riddle Road,
identified as the Lee County tax parcel 9654-21-2766-00, from Highway
Commercial Conditional Use (HC -CU) to Residential to Agricultural (RA).
Mover: Dr. Andre Knecht
Moved To: Approve
For: 7 - Amy Dalrymple, Kevin Dodson, Arianna Del Palazzo, Dr. Andre Knecht,
Robert Reives, Cameron Sharpe, Kirk Smith
Motion Result: Passed
Ifl
