NEW BUSINESS <br /> VI.A Major Subdivision Preliminary Plat <br /> Planning and Community Development Director Marshall Downey presented a <br /> request from SACR Development, LLC for preliminary plat approval for a 29-lot <br /> residential single-family home subdivision located off of St. Andrews Church <br /> Road within the unincorporated area of Lee County. All lots are proposed to be <br /> served by public water, individual private septic systems, and public streets. The <br /> subject property was rezoned in February 2020 as the first step in the <br /> development of a subdivision on this site. Upon review of the preliminary plat at a <br /> Special called meeting on June 29th, the Planning Board recommended that the <br /> plat be approved with the stub street as illustrated with the developer being able <br /> to design the bus stop, and the two corner lots having two front year setbacks of <br /> 30ft along the public roadways instead of 15ft front setbacks as illustrated on the <br /> plat. The Developer asked for the Board's consideration to waive the requirement <br /> for the stub street. The Department of Transportation will not agree maintain the <br /> stub street. DOT has a formula that a certain number of homes need to be <br /> developed before they will agree to maintain it and the stub street does not meet <br /> the minimum requirements. Commissioner Reives noted that he wouldn't mind <br /> leaving the stub street if there was a notification to the buyer that they may be <br /> required to maintain it in the future.
