The conditional zoning process is a negotiated process thus conditions may be
proposed or altered. A maximum of 6 additional mobile homes would be allowed,
each mobile home would be a minimum of 25 feet from the neighboring property line,
the existing road would be gravel and extended as needed, two parking spaces
would be permitted for each mobile home space, and the mobile homes would be
served by septic systems. The mobile home park must comply with state building
code and fire code and the existing septic system may not be adversely affected by
the development. The mobile home park has access to public water. The preliminary
soil evaluation indicated the main soils would accept the septic system for the
expansion as needed. The property has 298 feet of road frontage on Old Jefferson
Davis Highway. The existing mobile home park does not comply with the current
standards in that it is less than five acres, the driveways are not paved and there are
no sidewalks.
