The subject property was rezoned from Residential <br /> Agricultural (RA) to Residential Restricted (RR) in January 2020 and is identified as <br /> Tax Parcel 9661-83-4636-00 as depicted on Lee County Tax Map 9661.04. After <br /> tabling the plat at their February 17th meeting, the Planning Board asked the <br /> developer and engineer to provide information on why an exception should be <br /> allowed to permit the proposed cul-de-sac length to exceed the maximum 1,000 ft <br /> required by the UDO. The proposed cul-de-sac street length of 1,245 linear feet was <br /> provided for in the request. A motion made at the March 16, 2020 Planning Board <br /> meeting failed due to a three to one vote, with four members of the seven member <br /> board in attendance, all four votes are required for a majority vote thus the <br /> recommendation by the Planning Board was to deny the approval of the preliminary <br /> subdivision plat as proposed. Commissioner Sharpe verified that the preliminary plat <br /> passed the review of the Technical Review Committee and verified that there were <br /> no concerns related to the soil.
