LEASE <br /> BETWEEN THE COUNTY OF LEE <br /> AND <br /> DEAN REAL ESTATEE, INC. <br /> This Lease made by Dean Real Estate, Inc., ("Landlord")and Lee County,one of the counties of <br /> the State of North Carolina ("Tenant"). <br /> WHEAREAS,the parties hereto have mutually agreed to the terms of this lease <br /> agreement as hereinafter set out. <br /> NOW,THEREFORE, in consideration of the rental hereinafter agreed to be paid and the <br /> terms and conditions hereinafter set forth, Landlord does hereby let and lease unto Tenant and <br /> Tenant hereby takes and leases from Landlord for and during the period of time and subject to <br /> the terms and conditions hereinafter set out certain space in the City of Sanford,County of Lee, <br /> North Carolina, more particularly described as follows: <br /> 1. Premises <br /> Suites 2, 3,and 4 in Building 1, 101 Commercial Court,Sanford, North Carolina being <br /> +17700 sq.feet. <br /> 2. Lease Term <br /> The term of this lease shall be for a period of three(3)years, beginning April 1, 2019 <br /> and ending March 31, 2022. <br /> 3. Rent <br /> The Tenant shall pay to the Landlord as rent the sum of$38,192 dollars per annum, <br /> paid in equal monthly installments of$9,548, beginning on April 1,2019. No security <br /> deposit shall be required. <br /> The Tenant shall pay the aforesaid rent to Landlord at the address specified in this <br /> agreement,or,to such other address as the Landlord may designate in writing. <br /> 4. Use and Operation of Tenant's Business <br /> The leased space will be used as a gymnastic gymnasium. Any other use requires <br /> Landlord's approval. <br /> 5. Signs <br /> No sign of any type or description shall be erected, placed or painted in or above the <br /> premises or the property without Landlord's prior written consent and Landlord <br /> reserves the right to remove,without notice to Tenant,without liability to Tenant for <br /> any damages sustained by Tenant as a result thereof, at Tenant's expense, all signs <br /> other than signs approved in writing by Landlord. <br />
