Average Lot Size: 2.45-acs. <br />A preliminary plat of Franklin Chase Subdivision was approved by the Planning Board in April <br />2007 and by the Board of Commissioners in May 2007. The subdivision proposed 35 lots and <br />Tract 1, a 12-acre lot. The final plat was recorded on July 31, 2008 in Plat Cabinet 2008, Slide <br />106. All utilities and street improvements were installed in Phase I of the subdivision. <br />The owner/developer is proposing to subdivide Tract 1 into five (5) lots. The lots will average <br />2.45-acres in size and will be platted with frontage along an existing cul-se-sac. Tract 1 has been <br />reassessed by a licensed soil scientist and suitable soils were found on each proposed lot. <br />Streets: All streets are designated public right-of-way and constructed to NCDOT standards. <br />Water and-Sewer: Public water has been extended to service the subdivision: -Each-lot will be <br />served by an individual on-site septic system. <br />Environmental Issues: The plat does not note any wetlands. There is a I00-year Special Flood <br />Hazard Area (Zone AE) which parallels Raccoon Creek along the southern portion of Tract 1 as <br />illustrated on FEMA Map 43710962200J, dated September 6, 2006. The Special Flood Hazard <br />Area is the areas subject to flooding by the 1% annual chance flood. Any development in a <br />floodplain will be subject to Article 13. Flood Hazard Area Regulations of the Unified <br />Development Ordinance. <br />The property is not located within a water supply watershed. <br />P <br />
