The tract lies on the south side of Dycus Road approximately 210 <br />• feet east of the intersection of Dycus Road and Blackstone Road. It is currently undeveloped and <br />appears to be light to heavily wooded in areas. The tract has over 400 feet of road frontage on Dycus <br />Road. <br />Lots/Streets: The subdivision proposes 22 lots. The streets are designated as public streets and will be <br />constructed to NCDOT standards. <br />Water and Sewer- The subdivision will be developed with public water. Wastewater is to be treated <br />with individual septic systems on each lot. <br />Environmental Issues: A branch runs through the rear portion of the tract. Soils are unsuitable in this <br />area due to soil wetness as noted on an initial soils analysis. There appears to be no identified wedands <br />that would constrain the development of the property. The property is not located within a designated <br />watershed or floodplain. <br />Additional Comments: This proposed subdivision plat was reviewed at the June 26, 2008 Sanford/Lee <br />County Technical Review Committee meeting. Comments from that meeting are attached for your <br />reference. <br />Recommendation of the Planning Board: The Planning Board by a unanimous vote recommends <br />the Board of Commissioners approve the preliminary plat of "The Carlyle" Subdivision as presented. <br />0 <br />
