Consideration of a Preliminary Plat 020 Of "The Carlyle" Subdivision Lee County Board of Commissioners Meeting • September 15, 2008 Location: Off Dycus Road, SR 1309 Owner. Tucker PE, Wetherill Engineering Surveyor: Mike Cain, PIS Township: Pocket Tax Parcek 9622-42-9119 Tax Map: 9611 Zoning: Residential Agricultural (RA) Total Acreage: 22.88± Total Lots: 22 Minimum Lot Size- 30,000sf Smallest Lot Size: 30,017sf Average Lot Size: 41,632sf Site Location and Area Description: The proposed subdivision is comprised of one tract of land that is approximately 22.88-acres in size. The tract lies on the south side of Dycus Road approximately 210 • feet east of the intersection of Dycus Road and Blackstone Road. It is currently undeveloped and appears to be light to heavily wooded in areas. The tract has over 400 feet of road frontage on Dycus Road. Lots/Streets: The subdivision proposes 22 lots. The streets are designated as public streets and will be constructed to NCDOT standards. Water and Sewer- The subdivision will be developed with public water. Wastewater is to be treated with individual septic systems on each lot. Environmental Issues: A branch runs through the rear portion of the tract. Soils are unsuitable in this area due to soil wetness as noted on an initial soils analysis. There appears to be no identified wedands that would constrain the development of the property. The property is not located within a designated watershed or floodplain. Additional Comments: This proposed subdivision plat was reviewed at the June 26, 2008 Sanford/Lee County Technical Review Committee meeting. Comments from that meeting are attached for your reference. Recommendation of the Planning Board: The Planning Board by a unanimous vote recommends the Board of Commissioners approve the preliminary plat of "The Carlyle" Subdivision as presented. 0
