016 <br />0 Pg 2 of 2 PS Recommendations <br />Petition NO 2008-0801 <br />approval, the plan must be revised to illustrate the required buffer yard and type of plantings or the <br />applicant must apply for a variance from the Lee County Board of Adjustment. <br />Environmental Issues <br />Lee County Watershed Protection Ordinance: The petitioned property is located within the Cape Fear <br />WSIV-PA water supply watershed. Non-residential development activities which require a sedimentation <br />and erosion control permit may occur at no more than 36% built area if the project does not utilize curb <br />and gutter for storm water control. <br />Lee County Flood Damage Prevention Ordinance: The petitioned tract is not located within an area of <br />special hazard. <br />Conformance with the Deep River Small Area Plan <br />The Deep River Small Area Plan has identified this area within the low density residential and agriculture <br />classification. <br />Conformance with the 2020 Land Use Plan <br />The 2020 Land Use Plan and Map have not identified this area for any particular use. <br />S The proposed substation will provide a valuable benefit to the county and the community in which it is to <br />be located. When considering the zoning of the property, current development trends of the <br />neighborhood should be continued and applied. <br />\J <br />
