LEHMANN <br />This parcel is an office building located at 216 Hawkins Avenue. <br />Previous reviews have resulted in value reduction due to the number of <br />restrooms. After inspecting the property and reviewing the valuation <br />method I recommend a further reduction. A search for sales of comparable <br />properties of income and expense information resulted in only obtaining <br />the current rental information. A review of the costing method showed <br />that originally the building was valued as a medical office building. The <br />only medical office is an area approximately 1,300 square feet of a <br />total area of 15,508 square feet. (approximately 8% of the total area) <br />Recomputing the cost as an office building resulted in a value of <br />$370,900. <br />RESULT <br />CURRENT VALUE OWNER REQUEST RECOMMEND <br />$393,200 $300,000 $370,900 <br />
