eoc 13 83 <br />PIN 9652-33-8761-00 <br />ALBERT C. ADCOCK <br />The parcel in question is 4.09 acres of vacant land, off S. Horner Blvd. <br />with no road frontage. There is a creek running the length of the south <br />side of the parcel. Sales in the area, for land that is either rear or <br />that has no frontage on Horner Blvd., indicate a value range of $18,000 <br />to $25,000 per acre. There is approximately 1 acre affected by the creek <br />and it is my opinion that the cost to cure the problem, would be equal to <br />or in excess of the value of the 1 acre. <br />My recommendation is to reduce the value (40%) to $73,600. <br />RESULT: <br />CURRENT VALUE OWNERS REQUEST RECOMMEND <br />$122,700 $55,600 $73,600 <br />
