goon 13 <br />2?5 0 <br />d) Each proposed lot in a manufactured home park shall be clearly marked <br />by a permanent lot number sign or marker that identifies each <br />manufactured home lot. The lot number shall be such that the location <br />is readily identifiable by emergency personnel and inspectors. The lot <br />number sign or marker shall be located on each manufactured home park <br />lot or on each manufactured home, but the method must be consistent <br />throughout the park. Numbers shall be at least three (3) inches high <br />and one-half (1/2) inch wide, with a reflective surface. <br />e) Manufactured home park lots shall be properly staked. <br />Roads and Street Systems <br />Roads shall be constructed to the North Carolina Department of Transporta- <br />tion, Division of Highways minimum standards. The March 1, 1983 pamphlet, <br />"Subdivision Roads, Minimum Construction Standards", can be used as a <br />guideline with the following exceptions: <br />a) Roads do not have to be paved in mobile home parks when lots exceed <br />fifteen thousand (15,000) square feet. <br />b) In those cases, the base can be reduced to four (4) inches of stabilized <br />material. All roads within new parks or additions to existing parks shall <br />have a forty-five (45) foot minimum right-of-way and a four (4) inch <br />minimum stabilized base. <br />Application Process, Plans Required <br />a) <br />The <br />developer shall submit an application for a Special Use Permit and <br />sketch plan to the County Planning Director. <br />b) <br />The <br />developer shall submit the sketch plan to the Health Department for <br />preliminary property evaluation. Modifications to the sketch plan may be <br />necessary. <br />c) <br />The <br />developer shall take the modified sketch plan to a registered sur- <br />veyor for preparation of a survey plat. The plat shall be drawn to <br />scale <br />on a map no larger than 24" x 36" and shall clearly set out the <br />following, and may be required. <br />1. <br />The name of the proposed park, the names and addresses of the <br />owner(s), and the name and address of the surveyor. <br />2. <br />The plat shall contain a smaller general location map which indicates <br />the township and school district of the proposed park. <br />3. <br />Date, graphic scale, and approximate north arrow. <br />4. <br />Boundaries of the tract shown with bearings and distances. <br />5. <br />Site plan showing streets, driveways, open areas, parking spaces, <br />service buildings, water courses, easements, and all structures to <br />be located on the park site and all existing structures. <br />6. <br />Surface water drainage plans for topography of site, where new <br />roads may require it. <br />7. <br />The number, size, and location of all manufactured home spaces. <br />8. <br />The plat shall state the source of water and sewer supply and type <br />of distribution system. <br />9. <br />If appropriate, the plat shall show the location and specifications of <br />water taps, sewage disposal connections, and other facilities on <br />each manufactured home park space, if required by the Health <br />Department. <br />10. <br />The plat shall indicate the names and addresses of all adjoining <br />property owners or residents of adjoining occupied residences. <br />38 <br />
