Foos 13 +xs 218 <br />within the PUD shall be so covered by covenants running with the land and <br />other contractual provisions as to ensure the property maintenance of all <br />commonly owned areas, and shall include provisions for liens against the indi- <br />vidual properties and legally enforceable personal obligations on the part of <br />the individual property owners within the development. Before granting of a <br />Special Use Permit, the Articles of Incorporation shall be approved by the <br />County Attorney. <br />Required Plans <br />Plans as may be required shall be submitted showing: <br />a) topography of the site, at contour intervals no greater than five (5) <br />feet; <br />b) dimensions of the property and adjacent lots and streets; <br />c) location, use, and ownership of all buildings, with dimensions and <br />ground area thereof; <br />d) public and private streets, parking areas with spaces and channelization; <br />e) all pedestrian ways; <br />f) a title, giving the names of the developers, the date, the scale of the <br />plan, and the person or firm preparing the plan; <br />g) proposed landscaping, with property buffers between other uses; <br />h) storm drainage and sanitary sewer, where applicable; <br />i) size and location of signs; <br />j) proposed water system and fire fighting facilities such as hydrants or <br />sprinkler connections; <br />k) the location and heights of all fences, wails, and hedges shall be shown; <br />1) profiles of publicly maintained water and sewer lines; <br />m) profiles, cross-sections, and slopes of on-site, off-site ditches carrying <br />water runoff; <br />n) erosion and sedimentation control plan; <br />o) lighting plan, where applicable; <br />p) location and amount of recreation area. <br />Common Areas <br />Land not shown as lots or reserved for residential development shall be com- <br />monly owned land. Such land shall be designated on the development plan as <br />common area to be held in separate ownership for the use and benefit of resi- <br />dents of the PUD. <br />Parking <br />off-street parking and loading shall he provided in accordance with Article <br />IX. <br />Signs <br />Signs on premises shall be regulated as follows: <br />a) Type of sign: Identification. <br />b) Permitted number of signs: One (1) ground sign per entrance to the <br />development. <br />c) Maximum area of ground sign: Fifteen (15) square feet. <br />31 <br />
