® BOOK 13 PtSE 217 <br />Minimum Area <br />Five (5) acres in RA, RR, and RM <br />provided development is consistent with requirements <br />for water and septic tank installation. <br />Modifications of Dimensional Requirements and Density <br />The yard regulations and height regulations set forth in Article VII may be <br />modified for a planned unit development, provided that, for such development <br />as a whole, excluding streets, easements, and required buffers, but including <br />parks and other permanent open spaces, there shall not be less than the <br />required area per dwelling unit for the district in which such development is <br />located. The development itself shall have a minimum frontage of one hun- <br />dred (100) feet in all permitted districts which shall be used only for drive- <br />ways, landscaping, and screening. <br />Site Considerations <br />Points of ingress and egress shall consist of a driveway or roadway with a <br />minimum paved width of twenty (20) feet and shall be located a sufficient dis- <br />tance from highway intersections to minimize traffic hazards, inconvenience, <br />and congestion. <br />The number, width, and location of curb cuts shall be such as to minimize <br />traffic hazards, inconvenience, and congestion. <br />Parking areas shall have a paved surface and all parking areas and traffic <br />lanes shall be clearly marked. <br />Storm and sanitary sewerage shall be provided as approved by the Planning <br />Board and the Lee County Health Department. <br />A greenbelt planting strip, not less than twenty (20) feet in width, shall be <br />planted, prior to opening of the housing, along the street side of the pro- <br />perty. Such greenbelt shall be planted with evergreens and other trees, at <br />least eleven (11) plants per one hundred (100) linear feet planted at random, <br />which eventually will grow to a height not less than twelve (12) feet. Topo- <br />graphic or other natural features offering screening shall be acceptable in <br />lieu of foliage. The greenbelt at the front of the property shall be located so <br />as to provide reasonable continuity in alignment with greenbelt of adjacent <br />property. <br />Adequate screening shall be provided by means of planting or fencing as <br />needed to protect adjacent property. <br />Homeowners' Association <br />The developer shall submit a draft of the Articles of Incorporation for the <br />Homeowners' Association. The Articles of Incorporation shall provide that all <br />owners of property within the development share automatic membership rights <br />and assessment obligations for the maintenance of commonly owned areas <br />(including recreation areas, open space, private streets, etc.).
