oos 13 ')1C 202 <br />ARTICLE VII <br />DISTRICT REGULATIONS <br />Section 1. Intent of Zoning Districts. <br />R-A, Residential-Agricultural District. The purpose of this district is to <br />provide a place for agricultural and very low density residential uses. Land <br />uses in this district are primarily agrarian and rural. Requests for rezoning <br />to a higher intensity use district must demonstrate that the proposed develop- <br />ment would be in accordance with the Lee County Land Use Plan. <br />RA-CU, Residential-Agricultural Conditional Use District. Identical to the <br />Residential-Agricultural District except that a Conditional Use Permit is <br />required as a prerequisite to any use or development as provided in this <br />chapter. <br />RR, Residential-Restricted District. The purpose of this district is to pro- <br />vide a place for low density single-family residential uses (site built homes, <br />Class A manufactured housing) where water and sewer needs are met by indi- <br />vidual wells and septic tanks. This district is primarily suburban in charac- <br />ter. Requests for rezoning to a higher intensity use district must demon- <br />strate that the proposed development will be adequately provided with water <br />and sewer services to specifications approved by the County Sanitarian and <br />the Department of Environment, Health, and Natural Resources. <br />RR-CU, Residential-Restricted Conditional Use District. Identical to the <br />Residential-Restricted District except that a Conditional Use Permit is <br />required as a prerequisite to any use or development as provided in this <br />chapter. <br />RM, Mixed Residential District. The purpose of this district is to provide a <br />place for residential uses of all types (single-family residences; multi-family <br />dwellings; mobile home parks; Class A, B, or C manufactured housing); <br />medium density development is permitted provided that water and sewer <br />systems are made available and approved by appropriate authorities. <br />RM-CU, Mixed Residential Conditional Use District. Identical to the Mixed <br />Residential District except that a Conditional Use Permit is required as a pre- <br />requisite to any use or development as provided in this chapter. <br />CS, Community Shopping District. The purpose of this district is to provide <br />a place for cross-roads shopping and community center shopping establish- <br />ments. <br />CS-CU, Community <br />Shopping Conditional <br />Use District. <br />Identical to the <br />Community Shopping <br />District except that a <br />Conditional Use <br />Permit is required <br />as a prerequisite to <br />any use or development <br />as provided in <br />this chapter. <br />OI, Office and Institutional District. The OI District is established pri- <br />marily for office and institutional uses. <br />is <br />
