eo 13 rcf 197 <br />pose, whether immediate or future, of sale or building development, and shall <br />include all divisions of land involving the dedication of a new public street or <br />a change in existing public streets with certain exceptions which are listed <br />hereafter in Article IV, Section 1, Application of Ordinance. <br />Major Subdivision: A subdivision with six (6) or more lots andlor that <br />involves the development or extension of new public or private streets. <br />Minor Subdivision: A subdivision with five (5) or fewer lots andlor that <br />does not involve the development or extension of new public or private <br />streets with all lots having access to an existing state maintained road. <br />The Planning Director is authorized to approve minor subdivisions upon <br />review and determination that the subdivision meets the standards of this <br />ordinance. <br />Townhouse: Two (2) or more attached single-family residences contained <br />within one (1) or more residential structures with each unit located on a <br />separate plot. <br />Use: The purpose for which land or a building or structure is arranged, <br />designed or intended, or for which either land or a building or structure is, <br />or may be, occupied or maintained. <br />Use-Principal Permitted: A use which is permitted outright in a district for <br />which a Zoning Permit may be issued by the Zoning Administrator. <br />Use-Special: A use which is permitted in a district only if a permit therefore <br />is expressly authorized by the Planning Board. <br />Variance: A modification of the dimensional requirements of the Zoning Ordi- <br />nance by the Board of Adjustment when strict enforcement of this ordinance <br />would cause undue hardship owing to circumstances unique to the individual <br />property on which the variance is granted. <br />Water Quality Critical Area (WQCA): Land located adjacent to the shoreline <br />of a public water supply reservoir, so designated by a governmental autho- <br />rity, and is located from normal pool level extending from one-half (1/2)'to <br />one (1) mile from the reservoir high water mark depending on the size of the <br />watershed, and specifically delineated on the official watershed map. <br />Water Supply System: An approved water supply system which, depending <br />upon ownership andlor number of hook-ups, may be: <br />a. a municipal system; <br />b. a privately owned system serving an extended geographic area (exten- <br />sions approved by the Department of Environment, Health, and Natural <br />Resources, Division of Health Services); <br />C. a private well serving up to fourteen (14) hook-ups in a mobile home <br />park (approved by the County Health Department); <br />d. a "community" system with fifteen (15) or more connections (approved by <br />the Department of Environment, Health, and Natural Resources). <br />Watershed: All other parts of the watersheds in Lee County draining directly <br />into a water supply reservoir. A watershed is defined as an area in which <br />all water drains to a particular body of water. <br />10 <br />
