Travel trailers and campers shall not be considered manufactured homes. Manufactured Home, Class A: A manufactured home constructed after July 1, 1976 that meets or exceeds the construction standards promulgated by the United States Department of Housing and Urban Development that were in effect at the time of construction and that satisfies the following additional criteria: a. the manufactured home has a length not exceeding four (4) times its width (e.g., a "double-wide" unit); b. the pitch of the manufactured home's roof has a minimum vertical rise of two and two-tenths feet for each twelve feet of horizontal run (2.2' in 12') and the roof is finished with shingles; C. the exterior siding consists predominantly of vinyl or aluminum hori- zontal lap siding, wood or hardboard; d. a continuous, permanent masonry foundation, unpierced except for venti- lation and access, is installed under the manufactured home; e. the torigue, axles, removable towing apparatus, and transporting lights are removed after final placement on the site; and f. a minimum of twelve hundred (1,200) square feet of interior space. Manufactured Home, Class B: A manufactured home constructed after July 1, 1976 that meets or exceeds the standards promulgated by the United States Department of Housing and Urban Development that were in effect at the time of construction, but which does not meet the definition of a Class A manu- factured home. (See Article VI, Section 5.) Manufactured Home, Class C: A manufactured home that does not meet the definition of either a Class A or a Class B manufactured home. (See Article VI, Section 5.) Manufactured Home Park: A plot of ground which has been planned or improved for the placement of three (3) or more mobile homes for dwelling or sleeping purposes. Nonconforming Use: A structure or land lawfully occupied by an existing use which does not conform with the permitted uses for the zoning district in which it is situated, either at the effective date of this ordinance, or as a result of subsequent amendments to this ordinance. Parking Space: A surfaced area not less than nine (9) feet wide and eight- een (18) feet long either within a structure or in the open, exclusive of driveways or access drives. Planned Business Development: An area of land under unified control; deve- loped for business, commercial, or industrial uses; consisting of one (1) or more principal structures or buildings and accessory structures or buildings on a plot not subdivided into customary streets or lots. The minimum acreage for a planned business development shall be one (1) acre in CS, HC, LI, and HI zones. (See Special Use provisions of Lee County Zoning Ordinance for further requirements.) Planned Unit Development: An unconventional subdivision of land not subse- quently to be subdivided into conventional streets and lots and designated for 7
