soowl 13 rr;c 191 <br />flatbeds or other trailers, and arriving at the site where it is to be occu- <br />pied as a dwelling unit complete and ready for occupancy, except for minor <br />unpacking and assembly operations. Travel trailers and campers shall not be <br />considered manufactured homes. <br />Manufactured Home, Class A: A manufactured home constructed after July 1, <br />1976 that meets or exceeds the construction standards promulgated by the <br />United States Department of Housing and Urban Development that were in <br />effect at the time of construction and that satisfies the following additional <br />criteria: <br />a. the manufactured home has a length not exceeding four (4) times its <br />width (e.g., a "double-wide" unit); <br />b. the pitch of the manufactured home's roof has a minimum vertical rise of <br />two and two-tenths feet for each twelve feet of horizontal run (2.2' in <br />12') and the roof is finished with shingles; <br />C. the exterior siding consists predominantly of vinyl or aluminum hori- <br />zontal lap siding, wood or hardboard; <br />d. a continuous, permanent masonry foundation, unpierced except for venti- <br />lation and access, is installed under the manufactured home; <br />e. the torigue, axles, removable towing apparatus, and transporting lights <br />are removed after final placement on the site; and <br />f. a minimum of twelve hundred (1,200) square feet of interior space. <br />Manufactured Home, Class B: A manufactured home constructed after July 1, <br />1976 that meets or exceeds the standards promulgated by the United States <br />Department of Housing and Urban Development that were in effect at the time <br />of construction, but which does not meet the definition of a Class A manu- <br />factured home. (See Article VI, Section 5.) <br />Manufactured Home, Class C: A manufactured home that does not meet the <br />definition of either a Class A or a Class B manufactured home. (See Article <br />VI, Section 5.) <br />Manufactured Home Park: A plot of ground which has been planned or <br />improved for the placement of three (3) or more mobile homes for dwelling or <br />sleeping purposes. <br />Nonconforming Use: A structure or land lawfully occupied by an existing use <br />which does not conform with the permitted uses for the zoning district in <br />which it is situated, either at the effective date of this ordinance, or as a <br />result of subsequent amendments to this ordinance. <br />Parking Space: A surfaced area not less than nine (9) feet wide and eight- <br />een (18) feet long either within a structure or in the open, exclusive of <br />driveways or access drives. <br />Planned Business Development: An area of land under unified control; deve- <br />loped for business, commercial, or industrial uses; consisting of one (1) or <br />more principal structures or buildings and accessory structures or buildings <br />on a plot not subdivided into customary streets or lots. The minimum acreage <br />for a planned business development shall be one (1) acre in CS, HC, LI, and <br />HI zones. (See Special Use provisions of Lee County Zoning Ordinance for <br />further requirements.) <br />Planned Unit Development: An unconventional subdivision of land not subse- <br />quently to be subdivided into conventional streets and lots and designated for <br />7 <br />
