BOOK 13' it,f 191 <br />Certificate of Occupancy: A statement, signed by an administrative officer, <br />setting forth that the building, structure, or use complies with this ordi- <br />nance and that the same may be used for the purposes stated therein. <br />Clerk of Superior Court: Clerk of Superior Court of Lee County, North <br />Carolina. <br />Concrete Monuments: Concrete monuments shall be as described on page 20 <br />of the Manual of Practice for Land Surveying, with the exception that they <br />may have a six inch (6") center steel pin extending one-half inch (112") <br />above the surface of the top of the monument. At least one (1) monument in <br />the boundary of each subdivision should contain a metal plat. <br />Condominium Development: Two (2) or more single units in a multi-unit <br />structure with common areas and facilities on one (1) tract of land. Unit <br />owners own only the interior portion of their unit and accessory space, and <br />have an undivided interest in the common areas and facilities. Residential <br />condominiums are considered multi-family developments. <br />Dedication: A gift, by the owner, of his property to another party without <br />any consideration being given for the transfer. Since a transfer of property <br />is involved, the dedication is made by written instrument and is completed <br />with an acceptance. <br />Dwelling Unit: A room or group of rooms forming a single independent habit- <br />able unit with facilities used or intended to be used for living, sleeping, <br />cooking, and eating by one (1) family; for owner occupancy or for rental, <br />lease, or other occupancy on a weekly or longer basis, and containing inde- <br />pendent cooking, sanitary, and sleeping facilities. <br />Dwelling <br />, Single-Famil <br />y: A detached building containing <br />one (1) dwelling <br />unit. <br />Dwelling <br />Two-Family: <br />A detached building containing two <br />(2) dwelling units. <br />Dwelling <br />Multi-Family: <br />A building containing three (3) <br />or more dwelling <br />units. <br />Family: <br />Any number <br />of related persons living together as a single house- <br />keeping <br />unit. <br />Family Care Home: A home defined and described in Article 3 of G.S. 168 as <br />having support and supervisory personnel, that provides room and board, <br />personal care, and habitation services in a family environment for not more <br />than six (6) resident handicapped persons. A handicapped person is defined <br />as a person with a temporary or permanent physical, emotional, or mental dis- <br />ability, including, but not limited to, mental retardation, cerebral palsy, <br />epilepsy, autism, hearing and sight impairments, emotional disturbances, and <br />orthopedic impairments, but not including mentally ill persons who are dan- <br />gerous to others as defined in G. S. 122-58.2(1)(b). <br />Flea Market: Sales area (indoors or outdoors) in which space is set aside or <br />rented, and which is intended for use by one (1) or more individuals to sell <br />a variety of articles such as those which are either homemade, handcrafted, <br />used, old, or obsolete. <br />4 <br />
