ois <br />® STAFF REPORT PRESENTED AT THE PUBLIC HEARING <br />WITH A RECOMMENDATION OF THE PLANNING BOARD <br />FOR A CHANGE TO THE OFFICIAL ZONING MAP OF LEE COUNTY <br />PETITION 42008-0401 <br />Application by Mr. Archie Brooks to rezone 7.36-acres of land located at 283 Saw Mill Road, from <br />Residential Agricultural (RA) district to Light Industrial (LI) district. <br />A public hearing was held with the Planning Board on April 21, 2008 to consider this request. At the <br />public hearing Mr. Brooks spoke in favor of his request. No one spoke in opposition to the request. <br />RECOMMENDATION OF THE PLANNING BOARD: The Planning Board by a unanimous vote <br />recommends that the Board of Commissioners approve the application to rezone 7.36-acres of land <br />located at 283 Saw Mill Road from Residential Agricultural (RA) to Light Industrial (LI) district. <br />Land use information presented at the public hearing is listed below for your reference. <br />Site and Area Description <br />The property requested to be rezoned consists of a 7.36-acre tract of land that was created as a result of <br />the US Highway 1 widening and realignment project. The property is situated on the east side of the new <br />US Highway 1 and is accessed by way of Saw Mill Road, a new public service road. A saw mill has been <br />in operation on this site for many years. <br />All adjoining properties are zoned residential agricultural. Land uses consist of very low-density single- <br />family homes. Goodwin Trucking Company, an industrial zoned property and use is located northwest of <br />the site on Old Jefferson Davis Highway. Also further south are two properties that were rezoned to <br />commercial in 2006. <br />Staff Analysis <br />Public water is not available to the subject tract. Redevelopment of the tract will be required to utilize a <br />private well and a private waste water disposal system. <br />The Residential Agricultural District is intended for very low-density residential and agricultural uses. <br />The minimum dimensional requirements for the RA district include a lot size of 40,000SF, building <br />setbacks of 30' from a street r-o-w, 30' from a rear property line, and 15' from all side property lines. <br />The Light Industrial (LI) district is established to provide for areas that contain a mix of light <br />manufacturing uses, office park and limited retail and service uses that service the industrial uses in an <br />attractive business park setting with proper screening and buffering, all compatible with adjoining uses. <br />LI districts should include areas which continue the orderly development and concentration of light <br />industrial uses. LI zones should be located so as to have direct access to or within proximity to a major or <br />minor thoroughfare. The minimum dimensional requirements of the LI district include a lot width of 80 <br />feet, a front yard setback of 30 feet, and 0 rear and side yard setbacks. Some of the manufacturing uses <br />allowed in the LI district include furniture, sign and metal manufacturing, textile mills & apparel <br />manufacturing, wood products, warehouse structures, contractor's offices/shop without outdoor storage <br />areas, machinery and equipment manufacturing without outdoor storage. Additionally, a variety of <br />general sales or service, arts, recreation/entertainment, education, institutional, transportation, <br />communication, utilities and agricultural uses are permitted in the Light Industrial zoning district.
