025 <br />inspections in order to determine whether the existing vegetation is useable as a sight obstruction <br />buffer. <br />• Signage: The maximum permitted sign area for signs in the RA zoning district= 40sf in size. 8ft <br />® in height. The maximum permitted sign area for signs in the HC zoning district= 80sf in size, 8ft <br />maximum height for monument style and 25ft for pylon style. <br />Site Plan Conditions proposed for "Sloan Mountain Vineyards and Winery". The applicants are <br />proposing to keep the land in an agricultural production with supportive Agri-business/commercial uses. <br />(Sec the attached site plan for the location of the winery, tasting room, parking, etc... ) <br />♦Specifically, the applicants are proposing the following site conditions: <br />• A minimum lot area of 20.38 acres. <br />• Vineyards <br />• 124' X 32' 1 '/z-story tasting room and retail space <br />• 40' X 20' 2-story office/restrooms space <br />• 40' X 60` production/storage area <br />40' x 25' covered shelter <br />• 40' X 60' barrel room <br />• A future expansion area (size undetermined) for restaurant and/or bistro <br />• A graveled driveway with a minimum 60 foot right-of-way width <br />• 10-12 foot wide travel way width for driveway The travel way width shall be not less than 16 feet <br />• Travel way to be covered with 4 to 6 inches of deep crush and run stone <br />• 2 parking areas consisting of a total of 100 graveled parking spaces (Spaces to be added as <br />needed) <br />• Driveway entrance to meet NCDOT standards, driveway permit to be acquired from NCDOT <br />subject to conditional use zoning approval <br />® In lieu of planted buffers, existing natural vegetation in excess of 30 feet will be maintained to <br />provide screening between properties <br />• All structures to meet the building setback requirements of the RA district as stated in the Lee <br />County UDO <br />• Signage to meet all required specifications of the Lee County UDO and is not exceed a maximum <br />sign area of 40 square feet and a maximum height of 8 feet. <br />• Outdoor lighting will be maintained at a minimum to control glare on adjacent properties <br />• Hours of operation: 8 a.m. to 12 p.m. midnight <br />Utilities <br />Public water is accessible to the site by way of an existing 16" City of Sanford public water line located in <br />the right-of-way of Avent's Ferry Road. Wastewater needs will be met by a private septic system. <br />Environmental Issues <br />Lee County Watershed Protection Ordinance: The petitioned property is located within the Cape Fear <br />WSIV-PA water supply watershed. Non-residential development activities occurring in a WS-IV <br />watershed may occur at no more than 24% built upon area for projects utilizing curb and gutter and at no <br />more than 36% built area if the project does not utilize curb and gutter for storm water control. Ten <br />percent (10%) of the CFS-WS-IV-PA watershed area may be developed with new development projects <br />up to seventy (70%) built-upon area as Special Intensity Allocations (SIAs). SIAs are allocated by the <br />Watershed Administrator on a "first come, first served" basis. The total acreage remaining for SIA's in <br />the CF-WSIV-PA is over 3,000 acres. <br />Lee County Flood Damage Prevention Ordinance: The tract is not located within a flood hazard area. <br />® Conformance with the 2020 Land Use Plan <br />The 2020 Land Use Plan and Map have not identified this area for any particular use. When considering <br />the zoning of the property, current development trends of the neighborhood should be continued and <br />applied. <br />4of4 <br />
