056 <br />40 sale additional retail items which would promote North Carolina Agriculture and the <br />State itself. Items such as pottery, gift items, wine and grape products, agricultural <br />products, prepackaged foods, and winery related promotional items. We are also <br />proposing that we be allowed to host special events such as weddings, wedding <br />receptions, music festivals, banquets, outdoor picnic areas for winery related activities, <br />special events that would coincide with events such as the Sanford Pottery festival, etc. <br />on the premises. Our intention is to make this a place of distinction while preserving the <br />Family Farm atmosphere. We are proposing that this be placed at the approximate <br />location identified on the attached site plan designed by Stewart-Proctor, PLLC <br />Engineering and Surveying. The detailed site plan will show the proposed location of the <br />following: <br />Vineyards <br />Dwelling One <br />Winery to consist of the following: <br />• Production area to consist primarily of Fermentors <br />• Wine Cellar / Barrel Room <br />• Tasting Bar / Retail Sales area <br />• Storage Areas <br />• Office Areas / Restrooms <br />® Proposed Access and Drive as shown on site plan <br />We are proposing a single entrance/access off NC 42 East to be constructed to meet N.C. <br />State DOT specifications in size. <br />• 60 foot right of way by approximately 2000 foot in length <br />• 10-12 foot wide by 4-6 inch deep crush and run gravel drive <br />• 2- Parking Areas, approx. 65' by 250' consisting of 100 graveled spaces <br />consisting of concrete parking blocks. Parking to be added as required. <br />• Entrance/Drive permit to be acquired from NCDOT subject to approval of <br />conditional use zoning. <br />Future Expansion Area - size undetermined/ (Dependent on success of winery) <br />Restaurant and or Bistro <br />• Seating Area (Undetermined capacity at this time) <br />• Kitchen Area <br />• Restrooms <br />The Utilities will consist of Private Well and Sewer System. Public Water does join the <br />property on the Southern edge located adjacent to NC 42 East Highway; however, it is <br />over a 1000 foot from the building site.
