055 <br />® Attachment I <br />Proposal for Sloan Mountain Vineyards and Winery Conditional Zoning District <br />Type 1 <br />To: The Members of Lee County Community Development, Lee County Planning Board, <br />and the Lee County Board of Commissioners <br />Applicant & Timothy Shaw Sloan <br />Property Owners: Suzette B. Sloan <br />Request: Rezone approximately 20.38 acres of the existing 44.75 acre parcel <br />from Residential Agricultural to a Conditional Zoning District to <br />be known as "Sloan Mountain Vineyards and Winery" <br />Location: The property is located along the north side of Highway NC 42 <br />East also known as Avents Ferry Road. It is adjacent to 20 Lyman <br />Kittrell Lane which is just east of SR 1535, Berke Thomas Road. <br />Tax Parcels: The area proposed for Rezoning is a portion of Tax Parcel 9673- <br />73-4288 located in the Cape Fear Township of Lee County. The <br />description can be found in Deed Book 1007, Page 903 located in <br />® the Lee County Land Records office. <br />Adjacent Zoning: North: Residential Agricultural <br />South: Residential Agricultural <br />East: Residential Agricultural <br />West: Residential Agricultural <br />Site Description <br />The property to be rezoned includes a 20.38 acre portion of a 44.75 acre tract that is <br />currently farmland or undeveloped. The site currently has 270.28 feet of road frontage on <br />NC 42 East/Avents Ferry Road. The immediate area is considered rural and all <br />surrounding areas consist of Residential Agricultural Zoning with single family dwellings <br />and agricultural farm uses. The property is currently zoned Residential Agricultural <br />District. This property is currently operating under these guidelines and the intent is to <br />continue to do so with the addition of improvements requested in the Conditional Use <br />Zoning request. We request to maintain all existing conditions under the residential <br />Agricultural District at a minimum. We are also requesting consideration of this <br />application to allow for the construction of a Winery to be called "Sloan Mountain <br />Vineyards and Winery" in order to further process grapes produced and purchased on our <br />family farm. We are also requesting consideration be given for the possibility of future <br />constructionlexpansion of a Restaurant and or Bistro. We are proposing that we be <br />allowed to produce wine and allow for the tasting and sale on the premises. We are also <br />requesting that we be allowed to promote North Carolina Agriculture thru Agri-tourism <br />functions including but not limited to winery tours.
