Wastewater needs will be met by a private septic system. <br />Environmental Issues <br />Lee County Vatershed Protection Ordinance: The petitioned property is located within the Cape Fear WSIV- <br />PA water supply watershed. Watershed requirements would limit the amount of impervious surface <br />permitted on the site. Non-residential development activities occurring in a WS-IV watershed may occur <br />at no more than 24% built upon area for projects utilizing curb and gutter and at no more than 36% <br />built area if the project does not utilize curb and gutter for storm water control. A minimum 30-foot <br />vegetative buffer is required along all perennial streams. No new development is allowed in the buffer <br />areas. Ten percent (10%) of the CFS-WS-IV-PA watershed area may be developed with new <br />development projects up to seventy (70%) built-upon area as Special Intensity Allocations (SIAs). SLAB <br />are allocated by the Watershed Administrator on a "first come, first served" basis upon the approval and <br />issuance of the appropriate permit. The total acreage remaining for SIA's in the CF-WSIV-PA is over <br />3,000 acres. <br />Lee Count' Flood Damage Prevention Ordinance: The petitioned tract is not located within an area of special <br />hazard. <br />Conformance with the 2020 Land Use Plan <br />The 2020 Land Use Plan and Map have not identified this area for any particular use.
