050 <br />© • Outdoor picnic areas for winery-related activities <br />• Social gatherings for events such as weddings, receptions, banquets and music festivals <br />• Special events that will coincide with the Sanford Pottery Festival <br />• Restaurant and or Bistro <br />• t1ll permitted uses allowed in the Residential Agricultural district (Found within Table 4.6-1 of <br />the Unified Development Ordinance) <br />Development standards of the Unified Development Ordinance do not apply to agricultural uses and <br />their support functions. Following are typical non-residential development standards per the UDO for <br />projects that abuts residential uses include: <br />• Parking standards: 1 parking space per 300sf of GFA, all required driveways and parking shall <br />be paved. Paving of parking areas and access ways for assembly uses (churches, sports facilities, <br />fairgrounds, and similar uses) may be waived if evidence is presented to the Administrator that <br />these spaces will not be used regularly on a daily basis or at least five times per week. Parking <br />areas for which paving is waived shall maintain a turf or approved gravel surfaces. <br />• Landscaping and buffering: Buffer Yard -Type C buffer yard, minimum 20'width, 1 large tree <br />per 50LF, 1 small tree per 75LF, 1 point per linear feet with the number of plants based on a <br />point system Street Yard -1 large tree or 2 small trees per 50LF of street yard, Parking Lot Yard- <br />Landscaped planting areas and islands for parking lot yards shall have one (1) large tree or two <br />(2) small trees, and eight (8) small shrubs per each twenty (20) parking spaces. Per the UDO, <br />existing healthy vegetation may be counted toward the required landscaping, if it is used as a <br />year-round sight obstruction buffer. The Community Development Department may conduct <br />site inspections in order to determine whether the existing vegetation is useable as a sight <br />obstruction buffer. <br />• Signage: The maximum permitted sign area for signs in the RA zoning district= 40sf in size, <br />8ft in height. The maximum permitted sign area for signs in the HC zoning district- 80sf in <br />size, 8ft maximum height for monument style and 25ft for pylon style. <br />Site Plan Conditions proposed for "Sloan Mountain Vineyards and Winery". The applicants are <br />proposing to keep the land in an agricultural production with supportive Agri-business/commercial uses. <br />(See the attached site plan for the location of the winery, tasting room, parking, etc...l <br />*Specifically, the applicants are proposing the following site conditions: <br />• A minimum lot area of 20.38 acres. <br />• Vineyards <br />• 124'X 32' 1 Ya-story tasting room and retail space <br />• 40'X20' 2-story office/restrooms space <br />• 40'X 60' production/storage area <br />• 40' x 25' covered shelter <br />• 40'X 60' barrel room <br />• A future expansion area (size undetermined) for restaurant and/or bistro <br />• A graveled driveway with a minimum 60 foot right-of-way width <br />• 10-12 foot wide travel way width for driveway The travel way width shall be not less than 16 <br />® feet <br />• Travel way to be covered with 4 to 6 inches of deep crash and run stone <br />3 of 4 <br />Staff Report <br />
