Development a Signage Plan containing the <br />information required herein. For sites that <br />contain multiple establishments, a signage plan <br />that shows all proposed signage shall be <br />required. Note that shopping centers and/or <br />superstores in excess of 25,000 square feet shall <br />meet the additional criteria as set forth in <br />§ 10.2.8 of this Ordinance. The Department of <br />Community Development shall review the <br />application in accordance with the criteria <br />established in this Ordinance. Permanent signs <br />for planned unit developments, Traditional <br />Neighborhood Developments and Special Uses <br />shall be reviewed as part of the site plan. The <br />Signage Plan shall include the following <br />information: <br />The location of buildings, parking lots, <br />driveways, and landscaped areas on such <br />lot or parcel; <br />Computation of the maximum total sign <br />area, the maximum area for individual <br />signs, the height of signs and the number <br />of freestanding signs allowed on the lot(s) <br />or parcel(s) included in the plan under this <br />Ordinance; and <br />An accurate indication on the plot plan of the <br />proposed location of each present and future sign <br />of any type, whether requiring a permit or not. <br />Incidental signs need not be shown. <br />The following principles shall control the <br />computation of sign area and sign height: <br />11.4.1 COMPUTATION OF AREA OF <br />SINGLE -FACED SIGNS. <br />The area of a sign face shall be computed by <br />means of the smallest square or rectangle that <br />will encompass the extreme limits of the writing, <br />representation, emblem, or other copy, together <br />with any material or color forming an integral <br />part of the background of the display or used to <br />differentiate the sign from the backdrop or <br />structure against which it is placed, but not <br />including any supporting framework, bracing, or <br />decorative fence or wall when such fence or wall <br />otherwise meets zoning ordinance regulations <br />and is clearly incidental to the display itself. <br />11.4.2 COMPUTATION OF AREA OF <br />MULTI -FACED SIGNS. <br />The sign area for a sign with more than one face <br />shall be the maximum total area of all sign faces <br />visible from any one point. When two sign faces <br />are placed back to back, they cannot be more <br />than forty-two (42) inches apart. <br />11.4.3 HEIGHT. <br />The height of a sign shall be computed as the <br />distance from the base of the sign at normal <br />grade to the top of the highest attached <br />component of the sign. Normal grade shall be <br />construed to be either of (1) existing grade prior <br />to construction or (2) newly established grade <br />after construction, exclusive of any filling, <br />berming, mounding, or excavating solely for the <br />purpose of locating the sign. In cases in which <br />the normal grade cannot reasonably be <br />determined, sign height shall be computed on the <br />assumption that the elevation of the normal grade <br />at the base of the sign is equal to the elevation of <br />the nearest point of the crown of a public street <br />or the grade of the land at the principal entrance <br />to the Principal Structure on the lot or parcel, <br />whichever is lower. <br />All signs shall be designed, constructed and <br />maintained in accordance with the following <br />standards: <br />11.5.1 CONSTRUCTION. <br />11.5.1 All signs shall be designed, constructed, <br />and maintained to retain sound structural condition, <br />and shall comply with all applicable provision of the <br />State Building Code, all applicable electrical codes, <br />and this Ordinance, at all times. <br />11.5.2 Except for flags, temporary signs, and <br />window signs conforming in all respects with the <br />requirements of this Ordinance, all signs shall be <br />constructed of permanent materials and shall be <br />permanently attached to the ground, a building, or <br />another structure by direct attachment to a rigid wall, <br />frame, or structure. <br />2 <br />
