Water and sewer needs are met by individual wells and septic tanks. Unlike the RA <br />district, the RR district limits the housing types to site built homes and modular homes. <br />The proposed Residential Agricultural (RA) district is also designed for low-density single- <br />family uses, as well as low intensity agricultural operations, agri-business operations and <br />supportive industrial and commercial uses. The minimum lot size in the RA district is 40,000 <br />square feet or one unit per acre. Water and sewer needs are generally met by individual wells <br />and septic tanks. The Residential Agricultural district allows all housing types. <br />The RR and RA districts permit similar general uses and special uses. Again, the major <br />difference in the zoning districts are the housing types allowed. <br />The lots are not located within a designated 100-year floodplain; however; they are located <br />within the Little River WS111 watershed. Single-family residential development may develop at <br />a maximum two units per acre. <br />Conformance with the 2020 Land Use Plan <br />The Sanford and Lee County 2020 Land Use Plan has not classified this property for any <br />• particular development. When considering the zoning of the property, current development <br />trends of the neighborhood should be continued and applied. <br />L J <br />
