Alterations and Improvements: Lessee may not make any <br />alterations, additions or improvements on and to the Property <br />without the prior written consent of Lessor, such consent by <br />Lessor not to be unreasonably withheld. <br />Such alterations, additions or improvements on or to the <br />Property shall be made at Lessee's own cost and expense and <br />without obligation or liability to Lessor. <br />5. Insurance: Lessee, at its own expense, shall provide <br />fire and casualty insurance coverage on the real property of the <br />Property during the term of this Lease, which shall name Lessor <br />and Southern National Leasing Corporation as an additional <br />insured, and Lessee, at its own expense, may provide fire and <br />casualty insurance coverage on the personal property situated on <br />the Property during the term of this Lease. <br />Lessee, at its own expense, shall obtain and maintain in <br />force public liability insurance, which shall insure Lessor and <br />Lessee against liability for injury or death of persons or loss <br />damage to property occurring in or about the Property. Such <br />liability policy shall not be less than $1,000,000.00 combined <br />single limit for any one person injured or killed, and property <br />damage. Proof of insurance; fire, casualty and liability shall <br />delivered to the Lessor with the execution of this contract. <br />Additionally, the Lessor shall have 30 days prior notice of <br />cancellation of such insurance. <br />or <br />be <br />6. Utilities: During the term of this Lease, Lessee shall <br />be solely responsible for paying for all public utilities used in <br />connection with the Leased Premises. <br />7. Possession; Right to Enjoy: Lessor does hereby covenant <br />and agree with Lessee that, subject to the terms and conditions <br />hereinabove set forth, Lessee shall have and enjoy said Property <br />during the term herein provided for, free from the adverse claims <br />of any and all other persons whomsoever. <br />8. Successors in Interest: This Lease shall inure to the <br />benefit of and be binding upon the parties hereto, their heirs, <br />successors, executors, administrators and assigns. <br />
