souK 13 FtrE 9i0 <br />Petition by WAAG Corporation to rezone 141.62 acres of land <br />located on the eastern side of Nicholson Road beginning at a point <br />approximately 550 feet north of the intersection of Nicholson Road <br />and Blacks Chapel Road from Residential Agricultural District to <br />Residential Mixed District. <br />Speaking in opposition to the request, Mr. William Sineath of <br />Nicholson Road stated that there are too many manufactured homes in <br />the area, some of which are vacant and/or are unsightly with debris. <br />He stated that he objects to single-wide manufactured homes being <br />installed on the property in question, which would result in the <br />devaluation of his property. <br />Mr. Gerald Womble, speaking on behalf of the WAAG Corporation, <br />stated that the zoning request would conform to the general area. <br />Seventeen lots would front on Nicholson Road with 1.27 acres to 4.0 <br />acres of property per lot. Single-wide and double-wide manufactured <br />homes would be installed on the property, but regulations would be <br />imposed to assure that the sites were aesthetically desirable to the <br />neighborhood. A minimum of 900 square feet would be required for <br />homes located on the property, along with an age limit on the <br />structure. The homes would be required to be underpinned. Each lot <br />would be sold to the individual homeowners, rather than renting the <br />property. When asked if he would consider restricting the <br />installation of single-wide manufactured homes on the property, Mr. <br />Womble stated that he would not. Mr. Womble stated that access to <br />the back portion of this property is available for possible future <br />development. After all persons had been given an opportunity to <br />speak on this request, Ms. Powell presented drawings of the property <br />and answered questions from the Boards for the following: <br />Petition by Donald and Patricia Austin to rezone a total of 31.5 <br />acres of land located at 2016 and 2024 Boone Trail Road (US 421 <br />North) from Residential Restricted Ditrict to Light Industrial <br />District. Ms. Patricia Austin stated that the property in question <br />would be sold for industrial use if rezoned to Light Industrial <br />District. Concerns were expressed by the Boards about the possible <br />satellite annexation of this property by the City of Sanford. Ms. <br />Powell stated that as long as the property is under the County's <br />jurisdiction, it would comply with County zoning and building <br />regulations. She stated that the County's approving this request <br />would have no effect on the annexation process involving the property <br />in question. After all persons had been given an opportunity to <br />speak on this request, Ms. Powell presented drawings of the property <br />and answered questions from the Boards for the following: <br />Petition by Edward Thomas Hall to rezone a 1.622 acre portion of <br />land located on the eastern side of Edwards Road beginning at a point <br />550 feet north of the intersection of Edwards Road and Blacks Chapel <br />Road from Residential Mixed District to Highway Commercial <br />Conditional Use District.
